(BASTROP) One of Bastrop’s desired subdivisions, The Colony on Hwy. 71 W has expanded along CR 969 offering a mid-priced product featuring Lennar builders.
Lennar is developing two areas in this phase—Angelina Park and Morgan Bend---located closely behind Burleson Crossing with convenient shopping and eateries.  Unlike the original Colony boasting large lots and sprawling homes, Lennar’s development creates a more neighborhood feel with small lots and homes joined by sidewalk-lined streets.

“We are fulfilling the need for an affordable, quality new home in Bastrop County with easy distance to Austin and with a country/hometown feel,” Sherry Marroquin, Lennar New Home Consultant, said.

In Angelina Park, Lennar is building out the Haywood Collection, 88 paired two-story homes ranging from 1292 to 2161 square feet.  These paired homes, similar to townhomes, are a new plan Lennar designed specifically for The Colony. With six floor plans to choose from, these models built on 34 x 120 square foot lots feature three to four bedrooms with two-car garages ranging from $197,900 to $224,990.

With small lot sizes and little to care for, Angelina Park appeals to those who are looking for lock-and-leave-type living. The $135/month HOA includes front yard maintenance. Additionally, this Haywood Collection of homes does not slight a custom feel. All homes in Angelina Park feature brushed nickel lights and fans, GE Stainless Steel appliances, 3000-psi post-tension foundation certified by an engineer, insulated windows, a 16 SEER HVAC system, covered patio, and front gutters.

For those looking for a traditional home choice, Lennar in The Colony features the Highlands Collection in their Morgan Bend neighborhood. It is here that visitors can meet with Marroquin in the just-opened Welcome Home Center. She will be selling for both neighborhoods from her location at the Welcome Home Center.

In Morgan Bend, Lennar is building out the Highlands Collection, 123 homes with five single-story plans ranging from 1622 to 2356 square feet and four two-story plans ranging from 2467 to 3031 square feet. These custom homes are finished similarly to the Haywood Collection, but what makes these homes unique is that they are technologically connected homes with Wi-Fi certification. This includes programmable WiFi-enabled thermostat, USB charging kitchen outlet, keyless front entry, cable & data prewiring, and structured wiring distribution panel.

These homes are built on 50 x 120 square foot lots and range from $249,900 to $268,990 for single-story homes and $283,990 to $306,990 for two-story homes. With a $60/month HOA, homeowners enjoy well-maintained common areas with future plans for a  pool, pavilion, and playscape.

Marroquin said that Lennar aims to make the home-building process easy. Upon first meeting a client, Marroquin gets to know the people looking for a new home to determine their current living situation and their desired home needs to find a home that meets their needs. Since Lennar almost always has homes in various stages from construction through completion, Marroquin said she and the clients usually head back to the Welcome Home Center with a home in mind to purchase.

Lennar makes the purchase process even more convenient by providing 2% of the price of the home towards closing costs and owner Title Policy when clients use the Lennar lender; however, they are happy to work with those who are pre-qualified.

All construction phases are inspected by a third-party inspector with the client orientation walk with the builder taking place a week before closing. The building timeline from slab to completion is normally 4-6 months.

“Buying a home can be one of the most stressful decisions a person will ever make,” Marroquin said. “All of our homes have been pre-planned, and that takes a lot of stress out of buying a new home. And our homes include everything. We want our part in this to be fun and as stress-free as possible.”
